In this dismal real estate market, it seems that all kinds of promotions and “out of the box” marketing needs to and should be happening to move property. Then why are we not seeing more rebates put in action to move property that is just sitting and stagnating?  Rebate marketing can be available on any property that offers a commission to a real estate agent.

Lee Iaccoca took over a failing automaker and turned Chrysler around with great marketing. Most of his marketing was built around consumer rebates. Iacocca helped establish the cash rebate as a major marketing tool in the U.S. auto industry when he appeared in over 60 commercials during the 1980s.

In September 2003 American Express in marketing the launch of its “Blue Card” offered rebates up to 5%. 
There is no doubt that when an industry is struggling in both sales and in public perception, that rebate offers excite consumers.

By offering a rebate and listing with me you have unique opportunity to sell your home faster in this market. Let’s say I am your broker selling your house. The list price is $300,000.00. Through your listing agreement, you are offering a 2% commission. That means $6,000 is coming off of your net. Out of your bottom line. If you listed with a conventional Agency you'd be paying 6% or $18,000!  Now your house, because of the slower market, is taking a longer time to sell. If you ask a conventional agent what you could do to expidide the sale y ou would likley be told it’s just a tough market and you need to lower your price.

No… what you need to do you’ve already done by listing with me and saving yourself the listing commission. Now all you need to do is offer the buyer an incentive to buy your property. So here’s what you can do.

1. Keep the price at $300,000.00

2. Offer a qualified Buyer a cash rebate of $6,000.00!  You are still saving $6,000 over what it would have cost you with a convetional agency.

I wasn't sure that we could sell the house ourselves in a down market so far outside of Boston, but it is possible! You've got to have an MLS listing to get your property information out there to do it and MassForSaleByOwner.com is the cheapest one I found. You don't need all that other stuff offered by the other sites (signs, lockbox, etc.)--you can get that all at Home Depot. I'd definitely recommend this service--they are very responsive and quick in getting your listing up. I thought we'd just try it and list with a realtor if a we weren't getting any interest/offers. But we got calls right away and our house went under agreement in less than 2 months and just sold!
