All you need to do is buy a property with me as your Buyer agent.  So why can't your agent do the same thing?  Well, I guess you need to ask them.  Often, if not always, you work with an agent who works for a broker and that broker sets policy.  Most firms, its safe to say, will not share their commission with you.  Also, your agent must pay a percentage of his/her commission to their broker.  In some cases this can be as high as 70% of the commission!  The moral of the story is there is nothing to share. 

So how is it I can do it? Simple, I am the broker, I own the firm, and I set policy.  My policy is if you purchase a property, any property listed on MLS®, with me as your buyer broker I will pay you 50% of whatever my firm is paid in cash after your closing.  I will put it in writing.  Please know we are not talking about a small token cash payment to you.  This is substantial amount of cash to be paid to you.  Often times the commission to a buyer agent is two to three percent of the selling price.  You will be paid 50% of that after closing by me.

 HOW IT WORKS

You're buying Real Estate so what's to rebate? You don't pay a commission anyway, right? Wrong. Yes, the seller pays the commission to the listing agent (except this site as we take no listing commission) and builds that amount into the house. So, you pay it by default. If you don't use a buyer agent then the seller's agent keeps ALL the commission! Working with me will actually make you money. THOUSANDS! How? Say you buy a house for 400k and the commission offered the cooperating Broker, (my firm) is 3 %, that's $12,000. After closing on this property I will write you a check for 50% of that or $6,000!! That's money you did not have; and the seller agent would have kept! If you bought with some other broker you would have left that on the table. It's that simple.

If you're willing to some of the work you can receive 50% of my commission paid to you at closing of your deal.

When you buy with us my company acts as a Facilitator  instead of a Buyer Broker.  The difference in short is; the Buyer's Agent represents the Buyer and typically locates properties for showing and is present at all showings.  A Facilitator represents neither the Seller or the Buyer, and typically just brings the two parties together.  We however do lots more.  We supply and help you with the legal forms and present and negotiate your offer to the Seller or Seller's Agent.  We also will accompany you to property showings, if desired, and attend your closing.

Here's a step by step overview of the Rebate Program

  • Sign up below

  • Complete the property criteria form (5 minutes) after sign up, you will receive a email of listings matching your criteria.  For your convenience you can even save your favorite searches for later tracking & follow-up.  Plus lots more controlled by you.

  • Print my business card which will be sent to you.  If you attend a Open House or other property showing, give the card to the listing agent or seller as soon as you arrive. This will protect your cash back rebate.

  • Pre-Qualified for Mortgage    You should be pre-qualified for a mortgage.  The pre-qualifying letter must be from an accredited lender and on file in this office so that your offer will be taken seriously.  This shows the Seller's you are capable to purchase their property. 

  • You locate a property  Locate a property you are interested in and provide us with the MLS number.  We provide you with access to a full property listing detail sheet, including Market History, Listing Office and we check to see if there is a Facilitator Commission offered.

  • Schedule a showing  Find out, with our help, when an Open House is being held at the property you would like to preview (IMPORTANT NOTE) When scheduling or previewing any property, let the listing agent or home seller know at your earliest contact with them that SaveMore Realty directed you to the property and that SaveMore Realty will be acting as your limited service "Buyer Agent, facilitator" to write and submit any  offer.  We can, if you wish, accompany you to showings.

  • Offer form  You will be sent a blank Offer Form that we will go over with you and provide you with other necessary paperwork that will accompany your offer to the seller, VIA the seller agent, if there is one, prior to presentation to the seller.  We, with you, will negotiate the offer directly with the Seller or Seller's agent.

  • SaveMore Realty will present your offer     And any counter offer.  We will negotiate on your behalf for the best possible price and terms.  Once the offer is accepted SaveMore Realty will stay in touch with you throughout the escrow period to help ensure a successful closing.

  • CLOSING  Within 1 week after a successful closing you will be presented your check for 1/2 the commission SaveMore Realty received.

I wasn't sure that we could sell the house ourselves in a down market so far outside of Boston, but it is possible! You've got to have an MLS listing to get your property information out there to do it and MassForSaleByOwner.com is the cheapest one I found. You don't need all that other stuff offered by the other sites (signs, lockbox, etc.)--you can get that all at Home Depot. I'd definitely recommend this service--they are very responsive and quick in getting your listing up. I thought we'd just try it and list with a realtor if a we weren't getting any interest/offers. But we got calls right away and our house went under agreement in less than 2 months and just sold!
