HOW DOES "CASH REBATE" WORK? - In a word "easy" three easy steps:

1. refer yourself, a friend, or family member to me who accept me as a buyer agent and are planning to buy a home now or in the near future.

2. you, a friend, or family member buy at anytime with me as the buyer agent and no other agent is involved (excluding list agent)

3. The buyer will receive a check after closing equal to 50% of my commission in the sale.

You, or someone you know, is planning to buy real estate in the near future. If you work with a conventional agent, the agent will be paid a commission usually 2.5% to 3%. On a $300,000 purchase this is $7,500 - $9,000 for being the buyer agent! This money is paid from the seller to the buyer agent. The buyer in this case, (you), get ZERO.

Registration is as easy as contacting us.
Contact us so that we can connect you to our real estate buying system. We will e-mail or fax you a buying agent's agreement. Our program is designed so that all documents, questions, offers, and counteroffers can easily be conducted from your computer, phone, or fax.

The buying agent's agreement must be completed, signed, and faxed to receive your 50% buyer's refund. Remember that when viewing a home and speaking with the selling agent, you need to let them know that you are working with a buyers agent. It is the only way to be able to receive the rebate from your buying agent's commission.
 

Qualify for 50% Rebate

Searching
Search MLS listings online at Realtor.com  to find potential homes you're interested in buying. Your online search may include other information related to the home you want to buy such as comparable sales history, tax information, school locations, mapping directions, and other neighborhood amenities. Realtor.com is a thorough source for this information.

Viewing Homes
To view the home in person, you will contact the selling agent to set up a showing. (Very important note: Identify yourself as a customer of SaveMore Realty, buyer agent. If you misrepresent yourself, neither you or the buyer agent will receive any commission and rebate).

Make an Offer
Get pre-approved financing through a bank or mortgage lender so that you'll be prepared to make offers. Sellers are much more responsive when they know you are a pre-qualified buyer. When you are ready to make an offer, you will contact us with the details of your offer. We will prepare all the necessary paperwork and present the offer. We will work with the counteroffers and negotiations to get your contract accepted.

Closing and Rebate
Once your offer has been accepted by the seller, we will help you coordinate the closing and complete the transaction. You can specify if you want your refund applied to your closing cost, or you can request a rebate check at closing. Congratulations!

I wasn't sure that we could sell the house ourselves in a down market so far outside of Boston, but it is possible! You've got to have an MLS listing to get your property information out there to do it and MassForSaleByOwner.com is the cheapest one I found. You don't need all that other stuff offered by the other sites (signs, lockbox, etc.)--you can get that all at Home Depot. I'd definitely recommend this service--they are very responsive and quick in getting your listing up. I thought we'd just try it and list with a realtor if a we weren't getting any interest/offers. But we got calls right away and our house went under agreement in less than 2 months and just sold!
