The presentation of an offer to you begins the next level in the marketing of your property and a very critical one.  The buyer will usually have a seasoned agent working on their behalf and using his/her experience to obtain your property for the best possible price for his/her client.  This is not the time to be winging it.  Seeing clearly between the lines can make a big difference as in any profession.  Not having someone on your side to plan a strategy and playing "good cop", "bad cop" often will work against you. And, can cost you thousands.

I have been in the Real Estate game for over 30 years.  I have extensive background in all aspects of the real estate market in both good and bad times. 

I will deal directly with you and the buyer's agent on your behalf to get you the best possible terms and price for your property.  Also, we will make all necessary arrangements to coordinate for the home inspection, and prepare a draft P&S for your attorney's approval. The cost for this service is a one time only $595.  If the deal falls through the $595 will then be applied to the next negotiation.  This fee is non refundable. Price subject to change without notice.

I wasn't sure that we could sell the house ourselves in a down market so far outside of Boston, but it is possible! You've got to have an MLS listing to get your property information out there to do it and MassForSaleByOwner.com is the cheapest one I found. You don't need all that other stuff offered by the other sites (signs, lockbox, etc.)--you can get that all at Home Depot. I'd definitely recommend this service--they are very responsive and quick in getting your listing up. I thought we'd just try it and list with a realtor if a we weren't getting any interest/offers. But we got calls right away and our house went under agreement in less than 2 months and just sold!
